Ocala’s Largest 2025 Real Estate Deal: Amazon Buys Huge Warehouse
Amazon.com Services LLC has completed the acquisition of a substantial warehouse and distribution facility in Ocala, Florida, purchasing the property for $97.675 million. The transaction, recorded with the Marion County court clerk on October 1, represents the largest real estate sale in the county for 2025.
Strategic Location in Ocala’s Logistics Hub
The facility, located at 3171 NW 44th Avenue, spans approximately 1.085 million square feet of warehouse and distribution space across 91 acres. Situated west of Interstate 75 and north of U.S. Highway 27, the site is part of a burgeoning logistics corridor. Immediately east of the property, across I-75, are major distribution centers operated by Chewy, AutoZone, FedEx, and an existing Amazon operation.
The property was developed by Red Rock Development on a speculative basis, with no tenant at the time of construction. Construction commenced in June 2021, and the building reached completion in 2023, according to records from the Marion County Property Appraiser’s Office.
The seller, Ocala 44 RRL LLC, is based in West Palm Beach, Florida, while the buyer, Amazon.com Services LLC, is headquartered in Seattle, Washington. The sale was announced publicly by LXP Industrial Trust, a real estate investment trust specializing in Class A warehouse and distribution properties, on October 1.

This acquisition highlights Amazon’s ongoing expansion in Florida’s logistics and distribution network. The Ocala market continues to attract significant industrial investment, with the recent signing of a tenant for a comparable large distribution center nearby in Trailhead Logistics Park.
